The District Round Rock | Development Overview
The District is one of the largest mixed-use developments underway in Round Rock, Texas. Located on approximately 65 acres near SH 45 and I-35, the master-planned development is designed to create a walkable urban destination combining Class A office space, restaurants and retail, residential living, hotels, entertainment and public gathering spaces.
The project officially broke ground in March 2025 after years of planning and is being developed by Mark IV Capital. The current vision calls for at least 3 million square feet of development by full buildout, with The District's official plans identifying 3 million+ square feet of Class A office space, 150,000+ square feet of retail, 1,500+ residential units and 300+ hotel rooms. The City of Round Rock expects the project to represent at least $500 million in private investment and support an estimated 5,000 jobs at full buildout.
Development is now moving beyond infrastructure work. In 2026, financing was secured for Phase 1, which includes a 316-unit residential development with approximately 23,000 square feet of ground-floor retail, along with a planned food-and-beverage plaza. The broader project is expected to continue developing in phases toward its long-term buildout.
