Northline Leander, Texas | Mixed-Use Development & Real Estate Growth
Northline is a 116-acre mixed-use development in Leander, Texas, located near the intersection of 183A and San Gabriel Parkway and centered around Leander's transit-oriented development district. Planned as Leander's emerging downtown destination, Northline is bringing together residential communities, restaurants and retail, office and medical space, hospitality, civic uses, parks and public gathering spaces within a walkable urban environment. The development is located at the northern end of the MetroRail line, giving it a significant connection between Leander and the greater Austin area.
Northline is already moving from planning into active development. Residential phases including multifamily homes and townhomes have been completed, commercial construction is underway, and additional residential and commercial phases are progressing through permitting. In 2026, the City of Leander announced plans to locate municipal offices and City Council chambers within Northline as part of a new 95,000-square-foot commercial office project, further strengthening the district's role as an emerging civic and employment center.
For homeowners, homebuyers and real estate investors in Leander, Cedar Park and the North Austin growth corridor, Northline represents more than a new shopping and dining destination. Its combination of housing, employment, transportation, retail and civic investment has the potential to influence how surrounding Leander neighborhoods are perceived and valued as the district develops.
